Three New Residential Buildings in Betheda and Potomac

You can be in town and still find green space along the edge, says Pat Haley, about Bethesda, MD. Haley, managing director of sales and marketing for the Patrinely Group, developer of Trillium Bethesda, says people are drawn to Bethesda’s conveniences and its nearby walking paths. “Buyers love that they can stroll down the street to numerous restaurants and entertainment venues,” he says. Along with the growing entertainment and transportation amenities are the number of people who are opting to leave their single-family homes and move into luxury residences that often rival the size of their former homes. Lionsgate and Trillium Bethesda in Bethesda and Park Potomac Place in Potomac are some of the special places buyers are deciding to call home.

Lionsgate

Black’s Bar & Kitchen, Houston’s Restaurant, Morton’s Steakhouse, McCormick and Schmick, and LaMiche are convenient to Lionsgate, the luxury condominium residences located at the corner of Woodmont Avenue and Old Georgetown Road in Bethesda. These are just a few of the hundreds of restaurants, delis, and cafes available to residents of this high-end community in the heart of a fast-growing urban locale. The restaurants, shops, and Metro stops are just part of the appeal of this “walkable” neighborhood, says Ron Smith, senior vice president of The Mayhood Company.

“Lionsgate is real,” Smith says, because it’s almost complete – units are delivering in the April timeframe. Priced from $600,000 to $2.2 million with average units selling for around $1.2 million, Lionsgate offers a very high level of finishes. “It appeals to empty nesters,” Smith adds, “as well as to a market of people who want a second home in the area, or work in the area, or who have family nearby.” Lionsgate appeals to single professionals, too. The building itself offers a state-of-the-art fitness center, a three-story lobby mezzanine, and a private clubroom. The Bethesda Circulator can take residents to theatres and an array of activities in the area. The new Lionsgate models designed by Akseizer Design Group will open in the spring.

Trillium Bethesda

Located on Wisconsin Avenue, Trillium Bethesda includes three buildings connected underground with a total of 173 market units. There are 14 different floor plans ranging from 1,000 to more than 3,000 square feet. Prices go from the $500,000s to more than $3 million.

“There has been incredible interest in Trillium Bethesda and we’re excited to move forward with the project,” Haley says. With 14 corner residences per level, natural light is maximized. Open designs and contemporary finishes, such as Snaidero kitchens, are among the highlights. “The buyers also like the split bedroom design,” Haley adds. This design element places the owners’ suite on the opposite end of the unit, away from other bedrooms.

There’s a spa service level that includes an exercise room surrounded by glass, an indoor pool, lounge and bar area, and steam and massage rooms. Glass and water features are repeated inside and out. For those downsizing, the clubroom is particularly attractive, Haley says, because it still allows them to host large gatherings. Residents will also enjoy everyday treats like complimentary coffee and newspaper service.

Park Potomac Place

“We have the perfect blend of urban conveniences and suburban charm,” says Diane Leach, who, along with Marc L. Weinstein, is a sales manager at Park Potomac Place. She would know – Leach is an owner of a top floor two-bedroom, two-bathroom home with library unit. “I have a spectacular view and the balcony is like a big porch,” she says. One of the largest balconies offered at Park Potomac Place measures more than 14 feet by 68 feet.

Another feature Leach likes is the dedicated ramp to I-270 and I-495. “You can drive to National, Dulles, and BWI airports and not hit a light,” she says. Situated on a 55-acre parcel with street-level retail, an on-site hotel with spa, and restaurants, Park Potomac Place is a little city within a city. The three high-rise buildings include about 75 condominiums each with no more than nine on a single floor. The first building is delivered with the second scheduled to be complete by mid-June.

With floor plans ranging from 1,400 to 3,400 square feet, the most popular units offer more than 2,000 square feet of space, Leach says. Prices start at $700,000 and go up to $2.2 million. Amenities include a 24-hour concierge, courtesy limousine service, fitness training, and overnight guest suites.
